Estimate the level monthly principal-and-interest payment for a fully amortizing loan at a fixed nominal annual rate. The schedule shows how each payment is divided between interest and principal and how the balance falls over time.

Waiting for the tool. The explanation remains available without JavaScript.

Method and limits

Enter the amount borrowed, fixed nominal annual rate, term in years and extra months, and first payment month. Optional insurance is added to monthly cash flow but not to principal or interest; upfront fees are included only in the total cost. Add recurring or one-time extra principal to compare payoff time and interest with the same loan without extra repayments. Expand the schedule for every monthly balance and export it as CSV.

This is a simplified monthly model, not a lender quote. It excludes taxes, escrow, variable rates, daily interest accrual, and contract-specific rounding. APR/TAEG is not calculated; insurance and fees are kept outside the interest calculation.

Frequently asked questions

What does amortization mean?

Each scheduled payment covers that month’s interest first; the remainder reduces principal. As the balance declines, the interest portion usually falls and the principal portion rises. This schedule rounds amounts to cents and adjusts the last payment to clear the balance.

Is the entered rate APR?

No. Enter a fixed nominal annual rate. This estimate does not calculate APR and does not include lender fees in the rate. Compare lender disclosures for APR and the exact costs of an offer.

How do extra repayments affect the estimate?

Extra amounts are applied to principal after the regular monthly payment. The simulator compares the resulting payoff month and interest with the same loan without extra repayments; actual lender rules, limits, and penalties can differ.

Are insurance and fees part of the loan payment?

Monthly insurance is shown separately and added to estimated monthly cash outlay, but it does not change the amortization or interest. Upfront fees are added only to estimated total paid; this tool does not finance them or calculate APR.
